How to check your tenancy, understand your wallet, and know what happens to your deposit when you move out.

Before you have an account

Booking a viewing

Every available home is on our public Listings page. You don't need an account to browse it or to ask for a viewing.

  1. Open a property and select Book an inspection. The listing shows the area, not the exact street — the full address comes once your viewing is confirmed.
  2. Give your name and one way to reach you — email or a WhatsApp number — and any note about your preferred times.
  3. Confirm you're looking to move within the next 30–45 days, then submit.
  4. A member of the team contacts you to propose a date. You then have a short window (48 hours by default) to confirm that date — by clicking the link we send, or by replying to us. If you don't confirm in time the slot is released. The confirmation message carries the exact address and meeting details.

You don't have to view first — you can apply straight away and still book a viewing. See Applying for a home below.

Short-let / serviced apartments don't use this viewing flow. On a short-let listing, select Book a short stay, pick your nights on the calendar (dates already taken are greyed out), and you'll see the full price straight away — the nightly rate shown is the off-peak floor, busier seasons add a surcharge per night, and longer stays earn an automatic discount (enter a discount code too, if you have one — only the larger of the two applies). You'll give your full name (the primary guest, matching your ID at check-in), guest count and names, a required email address (your priced offer is sent here), and a phone number for the team to reach you. Submitting holds your dates and sends your priced offer by email, citing the specific agreement version it's issued under. Pay at least the reservation deposit (20% of the stay total) within 24 hours to confirm; the remaining balance plus a separate, refundable Caution Deposit (against damage or late check-out) are both due 7 days before arrival. Free cancellation up to 7 days before check-in — after that, a fee of 90% of one night's rate plus an administrative charge applies, not the Caution Deposit.

Before you have an account

Applying for a home

On any long-term listing, select Apply for residency. It's one form, in six short steps — set aside 15–20 minutes and have your documents ready.

  1. You & household — your details, current address, any other adults who'll live with you, and how many children.
  2. Residence history — everywhere you've lived over the last 5 years, most recent first, with landlord contacts. Add a row per address until it reaches back 5 years.
  3. Employment — your job or business and your monthly income. If your income is tight against the rent, the form will suggest adding a guarantor.
  4. Guarantor & referees — a guarantor is optional but strongly recommended if your monthly net income is below about three times the unit's monthly cost (basic rent + service charge). We ask enough about them to see they could step in. Plus at least one personal referee.
  5. Conduct & preferences — a short honest questionnaire (smoking, pets, vehicles, any past evictions or convictions), your intended length of stay and preferred payment cycle, plus two choices:
    • Document delivery — Digital (email / in-app, free) or Physical mail. Physical adds a small per-tenancy-term fee for print and postage; the form shows the exact amount.
    • Security-deposit Growth Arrangement — optional. Your deposit is invested in capital-guaranteed instruments and returned with any growth at move-out; it needs 90 days' notice before you vacate. Full terms are in the tenancy agreement, linked on the form. Leave it unticked to keep the standard arrangement — you can decide later too.
  6. Documents & consent — upload your ID, a passport photo, a 6-month bank statement, proof of employment or business, and your guarantor's ID. Tick the consent boxes.

On submit you get a reference (e.g. APP-3F9K2Q) and a private link — also emailed to you — where you can check progress, respond if we ask for anything, or withdraw. Our team reviews every application and will contact you; because we often gather a set of applications before choosing, this can take a little time.

If you're competing with other applicants for the same unit, the team selects one person to take forward. If that doesn't work out they move to the next applicant — so a “no” isn't always final, and you'll only hear the unit is gone once it's actually let. If you're selected, a one-off non-refundable vetting fee applies before background checks begin.

Renting with us before? If you've had a tenancy with Mohle and left within the last few months, you skip vetting and the fee entirely. If it's been longer, we only re-check your finances (a smaller fee). A co-applicant who is already a Mohle member isn't re-checked or charged either.

Once vetting passes, the team sets up your member account and Mohle wallet (you'll get your login — see Getting access) and sends you a tenancy offer. The offer is a menu of 3, 6 and 12-month plans; each plan is that many months of basic rent + OPC / service charge, plus the security deposit, plus — on the few units that carry one — a one-time fee shown on the listing (e.g. an estate levy), plus the physical-delivery fee if you chose physical documents. Pick a plan and pay its total into your wallet. As soon as your balance covers a plan, your tenancy is created automatically (the largest plan your balance covers), your rent receipt is issued, and you're live. We'd appreciate payment within about 48 hours of the offer.

Before you start

Getting access

You don't sign yourself up. Your account is created by Mohle Realty staff when your tenancy is set up — you'll receive your login email address and a password by email once it's ready.

If more than one person lives at the property (say, a spouse or roommate), every adult you named on the application is recorded as an occupant on the tenancy. A co-occupant who needs their own login can be given one by Mohle Realty staff on request.

Step one

Signing in

Go to the Mohle Realty login page and enter your email address or WhatsApp number, your password, and the CAPTCHA code shown in the image on screen.

  1. Enter the email address and password from your welcome email — or, if you don't have an email on file, your WhatsApp number instead (11 digits starting with 0, e.g. 08031234567).
  2. Type the letters/numbers shown in the CAPTCHA image. If it's hard to read, click Click here next to it to load a fresh one.
  3. Select Sign In.
  4. The first time you sign in, you'll be asked to replace the password we sent you with one only you know (at least 8 characters). You can't use the rest of your account until you do.

You can change your password any time from Change Password in the top menu once you're signed in. There's no self-service "forgot password" link yet — if you're locked out, contact your Mohle Realty administrator and ask for a reset (you'll be asked to set your own password again on the next sign-in).

Finding your way around

Your dashboard

Signing in takes you straight to your tenancy page. Under My Tenancies you'll find every tenancy you've ever held, in one searchable table — property, tenancy period, and current status (Upcoming, Active, Extended, Expired, Terminated, or Closed). If you rent more than one property through Mohle Realty at the same time, all of them show up here; use the status filter or the search box to find a specific one quickly.

If a tenancy shows Expired with a note reading "illegal occupancy," it means its end date has passed without a move-out being recorded yet. Contact Mohle Realty as soon as possible to sort out a renewal or a move-out.

Your money, at a glance

Your wallet

Your Wallet Balance sits at the top of the page — it's a single balance shared across every tenancy you hold, and can be used toward any of your rent payments.

Below that, a separate Security Deposit & OPC Advance card shows figures for one tenancy at a time, since these belong to a specific property. It covers every tenancy you're still occupying — Upcoming, Active, Extended, or Expired — since the deposit and advance stay yours until you actually move out, however your lease term itself stands. If you hold more than one of those, a dropdown lets you switch between them instantly:

Every entry, accounted for

Transaction history

Below your tenancies is a running list of everything that's happened on your account — wallet top-ups, rent charges, OPC expenses, refunds — each with a date, the property it relates to, a description, and amount (green and prefixed with + for money coming in, red and prefixed with − for money going out). If you hold more than one tenancy, use the Property filter above the table to see just one property's transactions, or leave it on All to see everything together. You can also filter by date range or entry type.

When a rent charge has a signed contract attached, a 📄 Contract link appears next to it so you can open or download it.

Everything in one place

My documents

Select 📁 My Documents from your dashboard to view or download every document Mohle Realty has issued you:

  • Receipts — rent, tenant fee charges, and OPC charges, each with its own sequential invoice number.
  • Credit notes — any correction issued against a receipt.
  • Pending fee charges — a pro-forma charge raised on your account, with its objection deadline. If you have any objection, contact Mohle Realty support before that date.
  • Offers & notices — renewal offers, statutory notices, and anything else Mohle Realty has formally notified you about.

Every twice-a-year period, you'll also receive an OPC spending summary by email/WhatsApp, showing your operating-cost activity and balance over the period — no action needed, it's for your records.

Something needs fixing?

Reporting a repair

Select ➕ Report a Repair on your dashboard, pick which of your tenancies it's about, describe the issue, and optionally attach photos, a video, or an audio recording (up to 5 files). You don't need to know what it'll cost to fix — just describe the problem.

Mohle Realty reviews every report and either arranges a fix (you'll get an email once it's logged) or lets you know if it's being handled another way. Your My Repair Reports list on the dashboard shows the status of everything you've reported -- once yours is logged as a real repair, that same row also shows how the actual fix is progressing (Open → In Progress → Completed), and you're emailed at each step.

Funding your wallet

Paying your rent

There's no card or online payment option inside the app yet — you pay Mohle Realty the usual way (bank transfer, cash, POS, etc.), and a member of staff records the payment against your wallet once it's received. That's the Wallet Funding entry you'll see appear in your transaction history.

Your rent charge is then deducted from that wallet balance automatically according to your tenancy's rent cycle.

If you're also a property owner elsewhere on the platform and move your own rental earnings straight into this wallet (see the owner handbook's Transfer to My Tenant Wallet), you'll get a "Wallet Transfer Processed" email with a reference number like NR-000123 — quote it if you ever need to ask Mohle Realty about that transfer.

End of tenancy

Moving out

When your tenancy ends and a move-out is processed, Mohle Realty settles your account: any damages agreed with your landlord are deducted first, and whatever remains of your security deposit, OPC advance, and unused wallet balance is queued for refund to your bank account.

You'll receive a settlement statement by email once this happens, and the refund itself is paid out the same way rent remittances are — a real bank transfer that Mohle Realty confirms once it's sent. Keep your bank details up to date with your administrator so the refund isn't delayed.

For a password reset, a question about a charge or refund, reporting something in the unit that needs fixing, or updating your bank details, contact your Mohle Realty administrator directly.

Mohle reaches you by email, WhatsApp, or a printed letter, depending on what's on file for you — ask your administrator if you'd like that changed.
