The Mohle Maintenance Standard

Our goal is to maintain high-quality homes and make quality living affordable. In return, we ask our Members to take ownership of their homes. This guide helps you understand who is responsible for what, ensuring a "Win-Win" relationship.

To keep costs transparent and prevent disputes, we follow the "User Responsibility" model. If you use it and it breaks through wear or accident, you maintain it. If it is part of the "bones" of the house, the Landlord maintains it.

The Landlord's Responsibility

The Landlord covers the "Structural Integrity" of the building.

Q: The roof is leaking or the external wall has major cracks. Who pays?

Responsibility: Landlord. The Landlord maintains the "bones" of the house. Note: You must report leaks immediately. If a reported delay leads to ceiling rot, the repair cost shifts to the Tenant.

Q: The main water pump (serving the building) has burned out due to age. Who pays?

Responsibility: Landlord. The Landlord (via the coordinated OPC budget).

Q: The main plumbing pipes inside the walls have burst. Who pays?

Responsibility: Landlord. However, if the burst was caused by you driving a nail into the wall to hang a TV, you will be billed for the repair.

The Tenant's (Member's) Responsibility

Q: My lightbulb burned out, a socket is loose, kitchen faucet is dripping, or the WC handle broke. Who pays?

Responsibility: Tenant. These are "Minor Repairs" caused by frequent, daily use of the premises.

Q: The bathroom door is swollen or the handle fell off. Who pays?

Responsibility: Tenant. Internal doors are subject to daily use. Swelling is typically caused by failure to ventilate or keep the floor dry. If a door is damaged through force, the Tenant is responsible.

Q: I found cockroaches or ants after moving in. Who pays for fumigation?

Responsibility: Tenant. Mohle Realty ensures the property is pest-free for the first 30 days. After this period, pest control is the Member's responsibility as it relates to housekeeping and lifestyle habits.

Q: My visitor accidentally broke a window pane. Who pays?

Responsibility: Tenant. Under "Vicarious Liability," you are responsible for the actions of your guests.

Q: The AC stopped cooling. Who pays?

Responsibility: Tenant. AC units require regular gas refilling and servicing, which is part of your internal maintenance duty.

Q: I lost my keys or the door lock is jammed. Who pays?

Responsibility: Tenant.

Q: There is mold growing on my bedroom wall. Who pays?

Responsibility: Tenant. Mold is usually caused by keeping windows closed without proper ventilation or failing to clean damp surfaces. If the mold is caused by a structural leak from the roof, the Landlord pays—but only if you reported the leak immediately.

Q: My sink is clogged. Who pays?

Responsibility: Tenant. Clogs are almost always caused by hair, grease, or debris put down the drain during use.

The Restoration Standard

The "Move-In or Better" Standard: Per your Agreement, the unit must be returned in the exact same or better decorative condition than at move-in. This includes professional deep cleaning and repainting if necessary.

Fees & Recoveries (As per Appendix A)

To avoid confusion, Mohle Realty does not charge "Agency Fees." However, specific recovery costs apply to ensure ecosystem fairness:

Growth Model Consent

Members enrolled in the Deposit Growth Model enjoy shared investment growth. By choosing this option, you agree to a **90-day (3-month) notice period** for move-out. This long-range planning helps us keep your capital flourishing and minimize vacancy gaps.
